Stopping Foreclosure as a Neighborly Idea!

Bob called me last night...

He told me that Shiela had been evicted - Shiela, our newest neighbor down the street.

I never had the chance to personally introduce myself to her, but Sheila had only recently purchased the home in our sub-division. it was a very lovely home too... we knew the elderly couple who had lived there for over 30 years until the husband died and the wife moved away I think to Florida. When I got Bob's call I was floored; because recently I noticed two(2) other neighbors had moved out without notice and we now 3 empty homes within our block alone and that's not counting the sub-division I'm in.

I still don’t understand, why she as well as my other two neighbors never reached out to us? We always tried being friendly to everyone who lives in our community... even if they're just visiting or got lost while driving through.sent...This is truly a tragedy for them , the community as well as us. You see the tragedy for us is these three foreclosed homes directly impact the entire neighborhood. and will bring down the value of our homes.

When I asked my attorney about how she could help me if I ever ran into a spot of trouble and my home faced foreclosure auction? She responded that a chapter 13 bankruptcy could effectively stop the auction. I said what! You mean I'd have to go Bankrupt... what else can you do for me beside having me to walk out on my debts? she went on to say that chapter 13 is not so much a walkout but a repay. I replied that it will still show up as a negative on my credit for 10years and I'll have to check YES if I'm asked in the future have I Ever Declared Bankruptcy!

Then I asked how long will the chapter 13 bankruptcy last? And she replied: About 36 to 60 months (3 to 5 Years). So I responded, it would actually be 10 years after the 3 to 5 years that's 13 to 15 years of negative credit history reporting. After talking to my attorney I now see why that given the lack of options today, most troubled owners are just walking away or worse wait until they're evicted from their homes. The options really aren't that at all; they're more an ultimatum!

Wow! This was mind blowing and it was then I recognized for the first time that I had been in a state of denial about the fact that - Troubles experienced by neighbors I didn't know could ultimately impact my home too! And this caused me to reflect on just how lucky my family and I are to be able to enjoy our home, afford the payments, and even have a degree of financial certainty [meager savings] from our small incomes; which has carried us over troublesome times we had faced. And it was also then I got to thinking about ways - my three former neighbors could have either kept their homes or successfully Sold [even rented them out] and avoid their foreclosure auctions?

Was this possible? Or is it just pie in the sky wishful thinking? Whatever it was I was determined and motivated to find the answer that could help my neighbors as well as help our sub-division (community) from falling deeper into the foreclosure epidemic which seemed to be growing and growing.

I want to believe but will just never know if this conversation [above] could have made any difference for Shiela. But I do know that I would have felt all the better just having known that I did reach out to my neighbor... just like I'm doing right now with you!
